ACD, CMPF, ADU, ACP: understanding land documents

In Ivorian urban land management, several documents can be cited during a transaction. Three acronyms frequently come up: ACD, CMPF, and ADU. They do not refer to the same thing and should not be considered interchangeable. Understanding their general role already helps to avoid certain confusions before seeking official verifications.

The ACD, or Arrêté de Concession Définitive, is presented in the reference land documentation as a major act of urban property ownership. The CMPF, Certificat de Mutation de Propriété Foncière, represents a transfer of ownership of a property already registered in the land system. The ADU, Attestation de Droits d’Usage coutumier, is part of the more recent frameworks formalizing certain customary rights.

The presence of a document never exempts one from verifying its authenticity, its correspondence with the presented land, and the current status of the property. The name of the holder, references, area, location, and history may require additional checks.
